Luxe Vault Group · Hand-coded property websites & digital showrooms
Luxe Vault Group is a web development practice that hand-codes websites and single-property digital showrooms for luxury real estate — property developers, brokerages and agents. We are based in Cebu City, Philippines, and work with clients across the United States and internationally.
We do not use WordPress, page builders or purchased themes. Every site is written from scratch in PHP, and every component in it was proven first on the property platforms we build, host and maintain ourselves. A first working version of your site can be live within a day of your material reaching us.

The practice at a glance
How we work
Most web projects run on a long silence. You complete a brief, wait three weeks, and receive something almost right and awkward to change. We work the opposite way: you see something real within a day, then we refine it with you in short cycles until it is genuinely yours.
That is why every site is hand-coded rather than assembled in a page builder. Custom code means no template fights you when you ask for something specific — the layout bends to your property, not the other way around. It also means nothing in the file is there for a thousand other businesses, which is most of why these sites load as quickly as they do.
And it means we can move at the pace property actually moves. A launch date, a price revision, a new phase release, a unit that sold this morning — none of those should require a support ticket and a fortnight. On our own platforms they take minutes, because we built the systems that handle them.
The system
Advertising, referral and outreach create awareness. The website establishes credibility, presents the property properly, and turns interest into a private conversation at the buyer's pace.
Search visibility, campaigns and outreach pointing inward
Photography, film, floor plans, architecture, lifestyle, location
Private enquiry forms, brochure requests, viewing requests
The enquiry reaches you immediately, wherever you are
Measured contact on the buyer's timeline, never pressure
Private viewings, negotiation, closed transactions
Start here
Pick the sentence closest to your situation. Most property websites leak badly in one place and only slightly in the rest.
A template problem
Off-the-shelf themes are built to suit thousands of businesses, which means they suit none of them precisely. When a fine property sits inside the same layout as a takeaway menu, the presentation quietly undercuts the price. Buyers do not articulate this. They simply trust the page less.
What we would do
A momentum problem
A launch that needs a home this week cannot wait six weeks for a web project. Long timelines usually come from long silences rather than from the work itself — and in property, a delayed site means selling a phase from a PDF.
What we would do
A conversion problem
Visitors arrive and leave without identifying themselves. Usually the page asks for contact details before it has earned them, or it never quite asks at all. In luxury property the second failure is far more common than the first.
What we would do
A response problem
The gap between an enquiry landing and a person replying is where most serious buyers are lost — not to a competitor with a better property, but to one who answered first and then stopped pushing.
What we would do
A data problem
Thirty unit types across four towers is a spreadsheet problem pretending to be a design problem. When plans live as flat images and prices live in a PDF, every comparison a buyer wants to make becomes a phone call — and most buyers do not make it.
What we would do
A pricing problem
Agencies carry overheads you end up paying for. We are a new practice building a client portfolio, so our rates are deliberately low right now — and we would rather say plainly that this is an introductory period than pretend it is a permanent discount.
What we would do
Straight answers
Answered plainly and in full, because a prospect who has to book a call to learn the basics usually does not book the call.
A digital showroom is a website dedicated to a single property or development, rather than a listing page inside a larger site. It carries its own address, the full presentation — film, galleries, floor plans, unit mix, payment terms, location and investment case — and its own private enquiry path. The format exists because a significant property needs room to be understood, and because a serious buyer wants to study it privately before identifying themselves.
Yes. Property developers are the core of the practice. We build single-development digital showrooms that present the full unit mix, floor plates, payment schemes and amenities, and we handle the awkward part — thirty or more unit types held as structured data a buyer can filter, sort and compare rather than as a folder of flat images. We also work with brokerages, agents, teams and luxury specialists.
Less than an established agency, because we are a new practice building our first client portfolio and our rates reflect that honestly. Scope is fixed in writing before work starts, so the number does not move under you, and you get a clear figure at the first conversation rather than after three discovery calls. Introductory clients keep their original rate as we grow. When a budget is tight we narrow the scope rather than discount the work.
A working first version can be live within a day, provided your material reaches us promptly — logo, photographs, plans, contact details and whatever text you have. What goes live that day is real and functional, with your branding and an active enquiry form, but it is a starting point rather than a finished article. We then refine it with you in short cycles. The part we cannot speed up is waiting for your material, which is why we ask for it first.
No. Every site we produce is hand-coded in PHP, HTML, CSS and JavaScript for the individual client. Platform builders are quick to stand up but they carry costs that surface later: layouts that resist what you ask for, speed problems that cannot be fixed, licences and subscriptions renewing forever, a plugin security surface you did not choose, and a design a competitor can buy for a small fee. Custom code takes more skill up front and gives you something faster, more flexible and genuinely yours.
We are based in Cebu City, Philippines, and we work with clients across the United States and internationally. The whole workflow is built for remote collaboration — messages, video calls, shared documents and a live site you can look at from anywhere. Time zones matter less than responsiveness, and short cycles work well across distance because nothing waits long enough to go stale. We overlap U.S. hours by arrangement.
In depth
Both are live, both were hand-coded, and both were produced with AI-assisted development. They are the clearest answer to what we mean by a digital showroom — and they are two of the fifteen project showrooms listed further down this page.

The network behind the work
Alongside client work we build and operate our own group of property platforms — editorial and market intelligence, searchable inventory, developer directories, referral — and a dedicated showroom for each development we present. All hand-built, all on one modular codebase, all hosted and maintained by this practice.
Running it daily is what keeps the practice sharp. A confusing plan table does not produce a polite note from a client months later; it produces silence in our own enquiry inbox this week. The components a client project starts from reached their current form because we watched them fail on our own traffic and kept correcting them.
Who this suits
Fine property presentation is the core of the practice, but the more accurate description of a good fit is temperament rather than price point. We work best with people who take the business seriously, communicate plainly, and want a website that performs without resorting to pressure tactics.
That preference runs through the work itself. What we build is responsive rather than aggressive: an enquiry receives a prompt, courteous acknowledgement, it reaches you immediately, and follow-up proceeds at a considered pace. No countdown timers, no manufactured scarcity, no sequences designed to wear someone down.
It runs through how we work with you as well. Short cycles, straight answers, and a quote we will stand behind. If that sounds like the way you would rather work, we will probably get along.
Core work
Everything hand-built, and most of it able to start the day your material arrives.
Signature
A dedicated website for one development, residence, estate or resort property — its own address, its own story, its own private enquiry path. This is the format that gives a significant property the room a listing page never can.
Hand-coded
Hand-written websites for developers, brokerages, teams and property businesses. No WordPress, no page builders, no purchased themes, and nothing you share with a thousand other companies.
Speed
Send your details, text, plans and images in the morning and a working first version can be live the same day. It is a starting point rather than a finished article — but it is real, it is yours, and you can see it.
Data
The hardest part of a development website, and the part templates handle worst. Unit types, areas, floor plates, payment terms and availability held as structured data a buyer can filter, sort and compare.
Enquiries
Forms that ask for the right amount, reach you immediately, and make your reply useful rather than a request for more information.
Search
Being found is not only Google any more. Buyers now ask an assistant before they open a search engine, and the pages that get cited are the ones written to be quoted.
Ongoing
The first version is where the relationship starts. This is also the part we do every day on our own estate, so it is routine work here rather than an unfamiliar favour.
Next step
Tell us about the property or the practice and what the site has to achieve. We will give you a straight quote, an honest view of whether we are the right fit, and — if your material is ready — a working first version faster than you expect.
